The Police Pensioners’ Housing
Association Ltd. (PPHA) is a Registered Charity
(No. XN 23781A). The Registered Address is 1, Tarrant Street, Arundel, West Sussex, BN18 9AZ. The PPHA was founded in 1968 to
establish sheltered warden assisted accommodation for Police Pensioners
and their spouses, their widows or widowers from any police area who are over
sixty years of age and are capable of looking after themselves.
The first properties were purchased
at The Croft in 1992 and the Association now owns more than half of the
apartments in this sheltered housing complex with the remainder having
owner/occupiers. There are in total 28 apartments and four bungalows
built on three sides of a courtyard. Many of the apartments enjoy a view
across farmland to the South Downs and
all look out onto well tended areas of the communal garden.
Each apartment is entirely self
contained with its own front door, many are at ground level and those on
the first floor can be easily accessed by electric stair lifts. Ground
floor apartments open onto a small private patio and the communal
gardens. The apartments are all-electric, with off peak storage heating.
They each have a well fitted kitchen and comfortable living room. Three
apartments have a double bedroom only, and the remainder offer a double
and large single. There is a smoke detector, two telephone points and
ample electric sockets. There is also an ‘Emergency pull cord’ in every
room. The latter ensures an immediate response from the resident manager
or the 24 hour emergency call centre.

Communal facilities include a large well
furnished lounge and kitchen, a modern laundry room and an exterior
drying area. A guest suite is available for visitors at a small charge.
There is a power point for the re-charging of electric buggies/scooters.
There is a convivial atmosphere at The Croft with a weekly coffee morning
for those who wish to attend and residents also arrange other events at
frequent intervals. There is a ‘no pets’ policy on this site. Other
restrictions and easements may apply in accordance with current
legislation and Association policy.
The rent charged by the Association
for ground floor apartments is slightly higher than for those apartments
on. the first floor but all are offered at an economical rate, well below
a commercial level. The inclusive rent covers all communal services and
the external maintenance i.e. the upkeep of the garden, use of laundry,
cleaning of the communal areas and exterior windows and the cost of
exterior lighting. Water charges and television licences are also
covered. Tenants are responsible for their own telephone & electric
usage and’ the local council tax.
The Village of Yapton
is approximately four miles from Arundel. It is centrally located for
many of the area’s attractions, being just a short distance from the
coast, open countryside or the larger towns of Chichester and Worthing. The A259 and A27 are readily accessible
and Public transport is good with frequent Bus Services both local and
more widespread. The nearest Rail Station is just a mile and a half away
at Barnham, with the South Central line and a direct link to London Victoria,
via Gatwick
Airport. There are
also several local Taxi firms. Yapton
Village offers good
facilities and many social activities. It has churches, several public
houses, a village’ hail and shops all a short walk from the Croft. The
Doctors’ surgery is just over the road and a courtesy bus for the local
Supermarket stops beside the Croft entrance.

The Police Pensioners’ Housing
Association has recently acquired further properties at Kingfisher / Nightingale Court,
Shrubbs Drive,
Middleton-on-Sea. West Sussex. This development offers similar
accommodation and amenities to The Croft and is also under the
supervision of ‘Grange Management Southern’. There is 24 hr emergency cover and the
benefits of a resident manager. Each property has its own separate
entrance and a pleasant outlook.
Middleton-on-Sea is a thriving
coastal village just 2 miles south of Yapton. Close by Kingfisher! Nightingale Court
there are the village
Church, National
Health facilities and a comprehensive range of shops. Among the diverse
local groups is the Middleton Sports Club which offers varied activities
for both full and social members. A short level walk leads to a stretch
of greensward and unspoilt beaches and there is good public transport for
amenities and places of interest further afield.
